The recently completed addition and renovation of the Fairmont Branch included a second-floor expansion along with renovations to the majority of the first and second floors. The existing green roof system, originally installed in 2004, was removed to accommodate the new construction. The second-floor addition introduced multipurpose spaces designed for in-house training and conferencing.
To support the new design loads and meet current building code requirements, significant structural upgrades were required. This included reinforcing the existing main floor structural steel with the addition of gussets and cross bracing.
Throughout construction, the branch remained fully operational, requiring a careful balance between ongoing business activities and construction progress. To support both staff and clients, the project was executed in five (5) phases, ensuring adequate space for continued operations while work progressed.
Construction followed typical financial institution standards, utilizing non-combustible materials such as structural steel and steel studs. The exterior walls were finished with composite metal panels, including custom colour matching to seamlessly integrate the new panels with the existing 20-year-old façade.
Key features of the project include a large training and conference room with full blackout capability via operable blinds, a fully functional event and break space, and a rooftop patio accessible from the second floor.
